Imagine having a holiday home that you can visit all year round?!  With three kids, I would absolutely love to invest in a holiday home.  Somewhere that wasn’t too far away, by the sea, and have facilities close by for us as a family – bliss!  With that in mind, I thought I would compile a list of things that you would need to consider when following that dream in investing in a holiday home, whether that be a caravan, seaside apartment or even a cottage.  Such things to consider may be decor, location and even the nitty gritty work such as ensuring you have your central heating boiler services included.

1. First off – distance!  Although it would be lovely to go that bit further to take advantage of new places to explore, having a holiday home needs to be a reasonable distance away that is manageable.  A holiday home is a place you would want to visit frequently – possibly a few times a month (especially in the summer.)  Travelling for 3-4 hours would be difficult to say the least.  So consider somewhere that is less than 2 hours away.  Or if you do not drive, consider local transport links within that area and work out the routes you would need to take.

2. Location is key!  For me, I would love something facing out to the sea.  BUT, that would no doubt come with a hefty price tag!  But, just a few streets in, I imagine prices of properties would decrease dramatically and would be more manageable on price.   Also, considering how easy it is to park!

3. Local facilities.  Check the local area to see what it has on offer.  If you have children, you’ll want to see what places of interest are local and where child friendly restaurants are located.  Being by the beach is perfect for free lazy day activities, but it would also be nice to have other things to do that is a short distance away.  Also check about local stores and where the nearest supermarket is.

4. Space.  This is really important and one that you may need to speak to your children about.  Are your children happy to share a room?  Is there enough bedrooms to accommodate extra guests?  And is it worth upsizing the property to consider rental options for larger families.

5. Decor.  If the property is unfurnished and empty, then you’ll want to have a say over how the place is decorated.  Really, this will be like your second home, so you’ll want to decorate it how you want it.  But again, consider the decor if you will be renting it out.  Do you really want cream carpets knowing that guests may not be careful coming in from a wet muddy walk?  Do you want expensive ornaments adoring the property that could easily get broken by guests?  (actually if you have small children, this would be a no-no anyway!)

6. Just because this is a holiday home doesn’t mean you won’t be visiting in the winter.  So consider your central heating system.  This is an integral part of any home and therefore it is so important to ensure that any central heating systems are in tip top shape!  Sounds boring and something that doesn’t excite you when it comes to considering your holiday home, but it is so important and worth it in the end!
